WE WON’T WIN MANY RACES
Plenty of appraisal firms trumpet the quality of their work. Amazingly, these same firms also promise clients lightning quick turn times. A nice trick. But speed and quality are usually very poor companions. In the volatile world of real estate investment, where critical financial decisions need to be made, accuracy should never take a back seat to expediency.
We will always do our best to accommodate a client’s needs. But if we cannot easily handle a rush assignment we will pass on the project rather than risk compromising the quality of the report.
In our opinion, regardless of an appraiser’s license level or experience, unnecessarily rushing a report will almost certainly lead to several inaccuracies. And in borderline equity situations, a flawed appraisal can be fatal.
RESEARCH AND VERIFICATION
The simple truth is that strictly following all USPAP guidelines and employing proper due diligence throughout the production of an appraisal report takes a reasonable length of time.
Time for building inspectors, property owners, contractors and realtors to get back to us with answers to important questions. Time to carefully consider all the possible comparables from several data sources – not just the first three that pop up in MLS. Time to drive by and visually size up each comp rather than rely on old listing photos. Time to acquire and thoroughly examine deeds. Time to completely verify all the facts.
To an experienced appraiser, the difference between a truly accurate report and one of mediocre quality is often just a few extra production hours; perhaps an additional two or three days on complex properties.
Sadly, in the mad rush to impress their clients by completing projects quickly, this is additional time that many appraisers today seem either unable or unwilling to invest.
